"A CHANGE FROM THE NORM"
Today 's "Bank's and Lending Institution's & Investment Firms" in addition to National and Local Home Builders are trying to get over the impact of having to write off hundreds of millions if not billions of dollars from mortgage related issues resulting from "Bad Lending Practices". Many have closed their doors, sold off mortgage branches, laid off thousands and some have stop lending and or building all together. For most to compensate for their losses they have increased their rates in the Jumbo Markets, tightened their underwriting guidelines. Builders have lowered profit margins in their New Home Developments: Free Basements, Leased Automobiles, $10,000+ Gift Certificates, $35,000 in Sale Promotions, longer warranties (smoke n mirrors). "Bad Lending Practices"
When any Institution or representative will sell a mortgage program to a consumer without fully advising, illustrating the Pro's and Con's and the short and long term financial results of said mortgage program in addition to failing to disclose the total cost and use of fees of said mortgage program (s).
