Simple answer. Because the traditional method does not work! The national mortgage reforms being put in place calls for you to be better informed. These are actions that should not need be mandated but greed, arrogance and ignorance to the facts on both sides now come into play. You should want to know more and expect more from mortgage providers, not just see a mortgage as a "LOAN" that you make a decision based on a quote of just a few payments, rates and cost. Let me state a couple of facts (even if you're a veteran homeowner you can learn more especially in today's market) and then I'll ask you a couple of questions, okay?
(1) You would agree the loan to Purchase your property is quite different than the loan to Refinance or to manage your property in the long run, obviously. You have to identify and select from various loan types that require different minimum Down Payment amounts (Conforming for loans up to $417,000 @ 5%, FHA for loans up to $346,250 (greater metro Atl counties) @ 3.5%, VA for military active duty and veterans for loans $417,000 (greater metro Atl counties), Jumbo for loans greater than $417,001 > $1,000,000 up to $3,000,000 @ 10% - 20% - 30% the larger the amount the larger the Down Payment, varying Closing Cost and Seller Paid Concessions, varying Interest Rates based on (Term, Fixed Rate or an Adjustable Arm (Fixed) 30yrs, 20yrs, 15yrs, 10yrs, (Arms) 7yrs, 5yrs, 3yrs, 1yr) and lastly if it's an Interest Only Arm, then there's the Fico scores, loan to value, loan type, mortgage insurance (borrower paid or lender paid), interest rate buy down (borrower/seller/lender), varying credit, income and debt guidelines. Banks and lenders do not carry the same programs and even when they do their rates, loan to values and credit guidelines , point and fees can and do vary enough for you to no longer assume that they do! How can you just complete an online application or call into a mortgage call center for a couple quotes without expecting any additional personal contact at your closing and even after your closing? (2) How long do you usually keep the mortgage loan used to acquire your home an/or investment properties? Or should I ask what factors normally occur that give you reason to want to change your existing mortgage? Changing of Interest Rates (lowering preferably) to reduce current mortgage payment (increasing cash flow), Higher property values equals available cash from equity (increasing cash flow or liquidity, cash on hand) and or to absorb consumer debt in combination to the reduced Interest Rate -vs- Higher Interest Rates from revolving or installment loans.
