The first aspect of "CREDIT SCORE WIZARD" is the Credit Analyzer. This tool answers one of the most important questions you will ever ask a loan officer. "What can I do to improve my credit score?" Credit Analyzer will answer this question by first "analyzing" the credit report you have already pulled through the "Score Wizard" page. It will specifically spell out which accounts are affecting your score in a positive manner and which are affecting your score in a negative manner.
The Credit Analyzer will not only help you improve your score it will demonstrate why your score is what it is. Once the analyzer has been run it will give you a "road map" of how to arrive at where you want to be. "It serves as a way of turning today's "no" into tomorrow's yes"!
The "What If?" side of "CREDIT SCORE WIZARD" was designed to assist you in seeing the effects of changes on your credit file. Similar to the Credit Analyzer side of this program, is the "What If?" feature this allows you to create scenario's to ask "What If?" I . . . paid down that credit card? This will pin point specific accounts that will have the greatest impact towards raising your scores. You may even create a scenario that asking if you added a revolving account to the file what effect would that have on your account. Sometimes we perceive paying off a collection account as having a positive effect on your credit score. But at the present time the algorithm does not take into consideration that paying off an old collection account is in fact, a good thing. It only takes into consideration an action and the account type. In many cases when the negative account has not been reported in the 12-24 months, it is having a lesser impact on your score than current accounts. Therefore even though you have paid off the debt, the algorithm in many cases will only recognize the new action a collection account, and the score may in fact go down!
This brings us to another practical use for our "What If?" simulator- Rescoring. Re-scoring is the process of providing a letter from a creditor to a credit reporting agency requesting an immediate change on a your credit file. Rather than waiting for a creditor to report the change on their own and waiting for the change to be make to your credit file, your Mortgage Consultant can submit the letter directly to expedite the change. However, depending on the number of trades to be re-scored, this process can be expensive. Not only can it be expensive, but in the past it can backfire. What we will do after making your changes we will re-run the "What If?" This will allow you to know before you re-score a trade line where you are headed. Once you have determined that this will help we can order a re-score of the the trade line through Score Plus.
While results are not guaranteed, they are a fair and accurate assessment of your credit score. If the simulator suggest a score improvement of 10 points and you need 10 points in order to qualify for your loan. I would suggest we look for other ways to improve the score. Again, things happen everyday on a credit file, the positive change we make may be offset by something else that you have not seen being reported to a your credit file.
